Each different type of Conveyancing follows as similar, but different process. Sometimes these processes can be as quick as six weeks, but sometime can be in excess of six months. Currently the national average timescale for a Conveyancing Transaction is eighteen weeks. However, here at Spicketts Battrick Law Practice, we aim to complete your conveyance in as quick as time as possible.

here. Commercial Conveyancing can become very complex and we advise for you to
contact us directly for a more in depth explanation of the process it may follow for your individual transaction.
No property is exactly the same, as our fees will reflect the particular requirements of your sale or purchase. For example, dealing with a listed building may, because of the added complexities, cost more than dealing with a new freehold property.
Our fixed fees for conveyancing start from as little as £250.00 plus VAT with a maximum of £1199.00 plus VAT. We will always give you an individual cost estimate at the start of your transaction, taking into account the actual features of your sale, purchase or remortgage. Of course, if one of our cases does have unexpected complications, we will always inform you of that immediately, and would fully discuss the potential consequences of that before any extra charges were incurred.

We work with a number of leading estate agents and introducers throughout England and Wales. The companies support us in marketing our services, providing case tracking and update platforms, collecting initial payments and (in purchase transactions) ordering searches and sales progression. This support is a valuable support for us and in return we pay variable referrals fees to these companies, which is depended on the level of support they provide us with. The average fee paid is between £300 plus VAT and £450.00 plus VAT. This is a fee paid by ourselves and is not an additional cost to you.
Please note that VAT is currently charged at 20%.
During the course of your conveyance Spicketts Battrick Law Practice will instruct various search providers and / or agencies in order to complete your transaction for you. Government agencies include the
Land Registry,
Stamp Duty Land Tax (England),
Welsh Revenue Authority (Wales) and
The Coal Authority. Other local government agencies such as the local council your property is situated in may also be dealt with during the process of your conveyancing transaction. Non government agencies include Money Laundering Experts, Mortgage Companies and other independent property search providers. Please be assured that we will not share any personal identifiable information with these third parties unless we expressly obtain your written consent within the guidelines of the Data Protection and GDPR Acts. All search providers and agencies will be confirmed to you when we receive your instructions and provide you with our conveyancing quotation.
During a Conveyancing transaction various disbursements become payable to these third parties based on the service they provide and information they supply to ourselves. These disbursements are separate from our costs and are additional expenses that you will incur during the conveyancing transaction.
Spicketts Battrick Law Practice will always provide you will a full breakdown of the expected disbursements when providing you with a quotation and we will always inform you before any additional expense is incurred if any additional disbursements are required in your transaction.
